About us

Value earned through execution, not projected on paper.

Mountain West Capital Group is a family-owned multifamily investment firm specializing in the acquisition and repositioning of underperforming 20–100 unit apartment communities — concentrated in the central United States, but ultimately guided by one criterion: wherever the numbers make sense.

We acquire well-located assets at a discount to their stabilized value — properties where under-market rents, deferred maintenance, or inefficient operations have left real value on the table. Through a disciplined program of targeted capital improvements and operational upgrades, we close that gap: driving occupancy, growing net income, and building long-term appreciation while delivering consistent passive income to our investor partners.

Our team has been operating in multifamily housing since 2005 — more than two decades of hands-on ownership and operating experience. Together with our partners, we have acquired, managed, and sold over 700 multifamily units representing more than $100 million in transaction value.

Mission

Build wealth like a redwood grows.

Consistently, season after season, with roots deep enough to hold through any market. We invest with discipline, partner with people we trust, and manage every asset as if we'll own it for generations — pursuing steady, durable growth for our investors and for the communities where we own.

Vision

The firm investors think of for durability.

A partner known for disciplined acquisitions, honest stewardship, and growth that compounds quietly through every market cycle.

What drives our business

Five principles keep us honest.

Every decision — from the first underwriting model to the last unit turn — answers to the same question: does this create lasting value for our investors, partners, residents, and communities?

Disciplined investing

We let the numbers make the decision. If a deal doesn't pencil, we pass — no matter how good the story sounds.

Integrity

We report the real numbers, deliver the hard news early, and treat our partners' capital with more care than our own.

Operational excellence

Value isn't created at closing; it's created in the day-to-day. Well-run properties, well-served residents, no deferred problems.

Strategic partnerships

We work with lenders, operators, and investors who share our standards — relationships built for the next deal, not just this one.

Long-term value creation

We improve properties with intention and manage them like we'll own them for decades — because sometimes we will.

Multifamily investment process

Disciplined. Intentional. Built for long-term performance.

Every acquisition follows a structured, risk-conscious framework designed to protect investor capital, strengthen operations, and generate sustainable returns.

01

Strategic deal sourcing

We identify multifamily opportunities in growth-oriented markets that align with our disciplined investment philosophy. Only assets with clear operational upside and durable fundamentals advance for deeper evaluation.

02

Disciplined underwriting & due diligence

Each opportunity undergoes rigorous financial and physical analysis. We underwrite conservatively, stress-test assumptions, and prioritize capital preservation before committing investor funds.

03

Operational execution & value creation

Following acquisition, we implement a structured business plan focused on operational efficiency, expense management, and revenue optimization — driven through consistent oversight and measurable benchmarks.

04

Performance management & capital strategy

As assets stabilize, we continuously evaluate operational results, financing opportunities, and capital-structure decisions to enhance cash flow while maintaining responsible leverage.

05

Long-term ownership & stewardship

We approach multifamily with a long-term ownership mindset. Our focus remains on transparency, disciplined oversight, and steady portfolio growth designed to deliver reliable performance across market cycles.

Leadership

Rooted in analysis. Proven in management.

Brian Tremelling

Principal & Founder

Brian's real estate career began in the early 2000s with the purchase of his first rental properties in San Diego, California. What started as hands-on ownership developed into a disciplined investment practice: he went on to acquire multiple multi-unit properties in Utah, where two strengths defined his approach — rigorous, accurate deal analysis, and the ability to bring co-investors together around a clear plan and execute it to a successful outcome.

Those same strengths are the foundation of Mountain West Capital Group. As Principal & Founder, Brian leads the firm's acquisition strategy and underwriting, applying more than two decades of firsthand experience buying, analyzing, and operating multifamily assets. Every deal is underwritten to a single standard — would we put our own capital in first?
